Do you have a real estate agent? I highly suggest you get one. A real estate agent can pull the comparable properties in the area to determine recent sales and/or tax essments. This is the figure that you would definitely stay under. My personal advise is to put in an offer of $175K and with no closing cost istance OR put in an offer of $190K with closing cost istance. Are you negotiating with the seller only? In this market third party approval occurs a lot. Best of luck on your purchase!
